Reinforced concrete frame comprising of footings, columns, beams and slabs, designed in accordance with the regulations for anti-earthquake construction specifications.
Walling
- Parts of the External side of walls will be in stone with reinforced concrete inside. The rest will be 20cm thick hollow bricks.
- Internal partition walls will be 10cm thick hollow bricks.
Walls and ceiling finishes
- External surfaces with grafiato finishes.
- Internal walls smooth plaster finish and 3 coats of emulsion.
- WC walls will be lined with marble.
- Kitchen walls between wall units and base units of washing machine, dishwasher and cooker surroundings will be lined with granite.
- All ceilings are of fair-faced concrete treated with 2 coats of spatula and 3 coats of emulsion
Floors
- The entrance hall and living area, kitchen area, bathrooms and the staircase to the bedrooms will be paved with marble.
- Verandas will be paved with ceramic tiles.
- The bathrooms will have marbes.
- Entrance to parking and parking area will be paved with ceramic tiles.
- Basement area and storeroom floors will be of ceramic tiles.
- Swimming Pool, patio and outside verandahs will be lined with natural stone paving.
Insulations
- All roofs and verandas will be insulated using reinforced polyester membrane.
Doors and windows
- Entrance door will be of softwood frame and solid wood leaf panel.
- All internal doors shall be of softwood frame. Door leaves will be of soft wood sub frame faced with wooden veneer.
- Kitchen external doors shall be of coloured aluminium partially glazed.
- External doors and windows shall be of coloured aluminium with double glazing.
Wardrobes and kitchen cupboards
- Kitchen bench will have a granite worktop.
- The kitchen cupboards will be internally of melamine and door panels will be in natural wood veneer.
- The bedroom wardrobes will be internally of melamine and door panels will be in natural wood veneer.
Sanitary ware and mixers
- Imported high quality sanitary ware are installed complete with their accessories, i.e. mirrors, soap holders and towel bars.
- The mixers will be single lever.
- A double stainless steel sink will be provided in the kitchen.
- The wash basin tops will be made of granite where shown on drawings.
Water supply
- Plumbing system including piping for hot and cold water will be Pipe-in-pipe system.
- Pressurized System for the hot and cold water will be provided.
- A separate line will be provided for drinking water.
- Solar system for hot water.
- Storage Water Tank.
Drainage
- PVC pipes will be used for the drainage system which will be connected to the project's central sewage system.
Electrical installations
- TV points will be provided in the living area and all bedrooms.
- Two telephone lines will be installed, with telephone sockets in the kitchen, living room and all bedrooms.
- Switches with light indicators will be installed for all kitchen appliances in accordance with the Electricity Authority's regulations.
- Shavers sockets will be installed in main bathroom.
- Installation of Sky Satellite system.
- Installation of Security system.
Air conditioning
- Installation of VRV system.
Plot boundaries
- Plot Boundaries along the road and up to the beach protection zone will be of low height stonewall.
- Other boundaries will be of shrub planting as per Town Planning requirements.
Under floor heating
- Included only for villas 7, 8, 9, 10, 11 and 12
Swimming pool
- Swimming pool with dimensions 5 m x 10 m completed with overflow and patio around it in accordance with the specifications indicated by the vendor.
- Villas 10, 11, 12, dimensions of pool 5 m x 12 m.
